  • Welcome to our lovely self-designed 4 room BTO in Tengah where we recently just collected our keys in March 2024 and moved in after 3 months of reno. It costs us about $60k+ since we opted out of OCS and this includes screeding, tiling and electricals. I did not engage an ID but only engaged a direct main contractor. I designed a L-shaped kitchen to maximise my space after creating a partition wall and arched doorway so as to accomodate the 1.8m dining table. We decided not to hack the service yard so we can hide our laundry washer and dryer inside for a cleaner look. We chose the Espalier Pro laminate from Lamitak for it's anti-fingerprints properties and to achieve the Mid-century modern look with a little green added to the wood. My husband insisted on the ceiling fan so that we can cook or eat in a cooling environment. The middle part is recessed so we do not hit the cabinets while cooking or washing since my husband is pretty tall. The top part is not recessed to maximise storage space. There's also a curve designed at the edge since we are doing a L-shaped kitchen, we want some curves at the end to match with the arched doorway.
  • This is our floorplan! Notice the black highlighter wall? We created a wall there, so first thing you see after entering from the foyer is our dining room! I decided against a galley kitchen or any island so that I have more space here after creating a wall and the arch doorway. Also, we do not have to hide our household shelter behind carpentry anymore due to the partition wall, the separated space will not affect my living room's aesthetics.
  • This partition wall which actually created a foyer for us to put our baby stroller, guests can put shoes instead of cluttering the front of the gate and i use the pegboard from Taobao to put umbrellas, our sling bags etc! (Yet to put a small stool or bench and a shoe cabinet.
  • We specially customised a 1.8m dining table from JB so that we can fit more people as we are quite fervant hosts. We also diy limewashed the dining wall ourselves into this mocha silk colour from Raffles Paint to add some textures to a otherwise plain wall. The paint is extended all the way to the kitchen wall to elongate the dining area. (original HDB kitchen wall tiles are not hacked because it will affect the service yard windows and door so we did plastering instead and paint over).
  • I am currently using the wooden planks to showcase my paintings and put some books while I await for the arrival of my bookshelves.
  • A close up of the right side of the kitchen where most of the washing are done. We decided to keep the dish drying rack open instead of having a door as my husband said is very inconvenient to keep opening and closing it. Do make sure you cater to your water dispenser while renovating so the water outlet and inlet is already done before carpentry is up.
  • This is a close up of the left side of the kitchen. There's a niche for me to put a turn table and my little space for making tea. The backsplash is an interesting pick from Soon Bee Huat that resembles a wallpaper but is actually a Porcelain tile.
  • This is the view from the living room and because of the partition wall, we are able to mount Samsung The Frame TV 65" onto the partition wall and hide the cables in the created partition wall. So we decided to put our sofa against the windows unconventionally, able to have a longer 1.8m TV console as well instead of using the original shorter wall in the living room. We chose this white with limewash effect tile flooring from Soon Bee Huat and extend it all the way to the dining and kitchen, hacking away the original kitchen floor tiles for a more seamless look and and illusion of a bigger dining / kitchen space. Lots of curves for the TV console and the coffee table because we want to baby proof the room!

  • This is a small area behind our bed in the master bedroom that we managed to fit 2 PC with a customised height adjustable table. Yet to purchase another office chair so we are using the dining rattan chair instead. Watch out for updates to this space in my upcoming post! All our rooms are decked with these wood tiles flooring for a mid-century modern look. The wall is also diy-ed limewash by us. We diy-ed 3 walls in total for our new BTO!
  • Behind the bed frame, is our workspace. So if anyone sleeps, the person who decides to work late into the night will not be disturbing the other half. Because of our unconventional layout, we cannot fit any side tables, we got this bed frame with a niche headboard to put our handphones and spectacles to use as a side table. We customised the bedframe from Johor. We can only manage to put a queen sized bed here to ensure ample walking space to the wardrobe. This is to keep our 2 other rooms empty for guests/ kids and future uses instead of turning one into an office.
  • Our bed is facing the windows because we decided against the conventional L-shaped wardrobe and did the wardrobe against the shorter wall of the master bedroom instead, there will also be a hanging dresser below the aircon. Stay tuned for my more detailed bedroom post!
  • Welcome to my common guest bathroom. We decided to build a wall with niche instead of having partition glass to save the hassle of cleaning. We also decided to overlay both bathrooms over the original HDB tiles which costs us more in the renovation cost.
  • Common bathroom, We bought 2 PVC slabs from HERA bathroom... and put baskets below for storing toilet rolls etc. This is to create a resort vibe.
  • Master bathroom Our master bathroom's tiles is actually the same series as the common bathroom's tiles, just different colour. One is grey and one is brown. The texture and feel is actually the same other than the feature walls. This is to create a cohesive look between the two bathrooms. I asked for the sintered stone cut out from the master bathroom sink to be put as a nice little ledge for my body wash and shampoos! I wanted a resort vibe in both my bathrooms and also it's my dream to have a bathtub in the house.
  • Master bathroom We chose a wall-hung toilet so I can have the sintered stone to be seamless across from my vanity to the toilet for more platforms to put things and a seamless integrated toilet bowl instead of a separate one. Can't wait to share more in upcoming posts!
